Absolute Accommodation administers a portfolio of furnished and unfurnished properties in Knysna on behalf of absentee owners.

Should you be considering letting your property on a permanent basis, (or selling your property), we would be delighted to act as your agent!


We offer the following services:

a) We assess the relevant property and determine the optimum possible rental.

b) We secure a suitable Lessee.

c) We administer the property on a monthly basis and inspect same when necessary.

d) In the event of us administering the property on an ongoing basis, account to the Lessor on a monthly basis i.r.o rental received, and all expenses incurred, advising, where necessary of any maintenance/repairs required.


We offer two brokerage options:

First Option

1. We do reference checks.
2. Negotiate and draw up a lease agreement.
3. Arrange for a pre-occupation inspection of the property, where possible, and procure a defect list from the lessee.
4. See to timeous payment of monthly rentals by Lessee and ensure same is paid to Lessor, less our fee, via our electronic banking service.
5. In the event of a tenant defaulting in respect of rental, negotiate, in consultation with the Lessor, where necessary, with the Lessee in order to obtain payment and advise the Lessor of steps we deem appropriate in attempting to recover same.
6. Take care of necessary disbursements in respect of the property i.e. rates, levies etc.
7. Inspect the property when necessary and liaise with the Lessee/Lessor in respect of any requests related to the property.
8. We can arrange for maintenance tasks, whether large or small, to be completed. If an emergency situation arises, we will attend to this on your behalf and keep you informed of progress.

For this option we charge 10% the monthly rental and any other monies
receivable from the Lessee.

Second Option

1. We secure a tenant.
2. We negotiate and draw up the Lease Agreement.
3. Other than the first month's rental, from which we deduct our fee, the Lessee pays the rental directly to the Lessor and each party is responsible for enforcing their respective rights against one another in terms of the Lease Agreement.

For this option we charge 5% of the total rental receivable during the first year of the lease period, or extension period, deducted from the first month's rental.
